The chance to live a village life has arisen here in Lavendon, at this refurbished four-bedroom family home backing onto fields, where superb, stylish space inside is joined by scenery outside.

Olney Road is on the edge of Lavendon village, and the property is tucked down a small close with no through traffic. Within strolling distance, you’ve got the Ofsted-rated ‘Outstanding’ primary, the ‘Good’ pre-school, Lavendon Park and playground, the village hall, the well-stocked shop, and two popular pubs, both serving food. The location is amazing for getting out in fresh air and countryside, whether on foot, bike or horse, and there are local events and activities throughout the year.

Although rural, you’re not remote, with Olney 10 minutes up the road for Ousedale secondary school, independent cafés, restaurants, shops and businesses, as well as a Sainsbury’s supermarket, and an Aldi due August 2024. Bedford is only 10 miles away, and Milton Keynes a little further, each with mainline rail services into London.

The owners moved to Lavendon in 2018, knowing it was the perfect place to bring up a family, and they purchased this property not just because of its peaceful location, but primarily because of its potential. They’ve since transformed the house into the fabulous family home you see today. The works cover a long list, from the side extension, to the new kitchen, to flooring and feature walls.

The stylish décor can be seen from the first step inside, with trendy patterned tiling in the entrance porch, and wall panelling running up the stairs. The lounge is a very cool, very cosy space. There’s a media wall with a recess for the TV, a colour-changing modern fireplace inset underneath, and alcoves with lighting to either side. The understairs alcove is ideal for tucking the sofa into, and there’s a useful understairs storage cupboard too.

Coming through into the sleek kitchen, cabinetry is matte charcoal grey, splashbacks are bold textured teal, and surfaces are bright white acrylic, with a peninsula for casual bar seating. There are integrated AEG appliances including two ovens, a five-ring gas hob and a dishwasher, alongside gaps for an American fridge/freezer and a washing machine. A necessity in a family home, there’s an adjoining utility with extra storage, a gap for a tumble dryer, as well as hardy tiled flooring and a door to the garden. Lastly on the ground floor, via the utility room, is the family bathroom. This was brand new when the owners moved in, and fitted with a white three-piece suite with grey tiling.

To the first floor, all four bedrooms have space for a double bed, and the three at the back have those open views over fields behind. Bedroom one with its peacock mural is particularly large, and its modern, monochrome en suite is fitted with a wc, a glass sink, and a wet room shower with recesses for keeping lotions and potions within reach. For all-important storage of suitcases, Christmas decorations, etc., the loft from the landing is nearly all boarded, and there’s a new hatch and a concertina ladder for getting up and down with ease.

Substantial storage is also available in the garage. If needed for parking, there’s space for two tandem in here, alongside three spaces side by side on the block-paved driveway. With an electric roller door to the front and barn doors at the rear, you can bring bulky things through from front to back, and won’t need to fight with the garden furniture to get it in and out each summer.

The garden is really low maintenance, with no mowing required and so more time to relax. The setting is delightful, with outlooks over a low fence, and a tall silver birch framing the landscape. There’s also a pond, mature planting, and a store for keeping sofa cushions in the rainier seasons.

The owners have put so much love into the home, and if they could pick all this up and move it closer to work, they would. Instead, it hits the market for new owners to love.
