One of the many things that appealed to them was the harmony of space, situation and security, and traditional sash windows were a benefit too! They instantly imagined themselves living here, planning which room to work in, and which bedroom would suit each of their children.


The townhouse layout is versatile, consisting of four good-sized bedrooms to the top floor, and two very generous bedrooms on the middle floor. The versatility in how these are used is vast, currently combining bedrooms, home offices and a secondary lounge, and neighbours utilise the top floor as a secluded teenage sanctuary. The peace and quiet of this tree-lined avenue in a conservation area belies the central position, just a short walk of a whole host of all-ages attractions, with no taxi required for evenings out. This family regularly wander to Fancy Bakery for homemade treats, Brewpoint for beers and live music, and Amici and the Royal Gurkha restaurants for date nights. They enjoy visits to The Quarry Theatre for comedy and children’s theatre, Bedford Park for wide open greenspace, and both Towers and Robinson gyms for sporting activities and swimming pools.


The most crucial aspects for them were schooling and commuting. For schooling, the address is within catchment for popular state schools such as Livingstone Primary, and close to Bedford Modern and Bedford School. The house backs onto Polam independent school, which is a feeder for the Harpur Trust. For the London connection, Bedford station is 15 minutes away on foot (10 if you’re in a hurry, faster by bike), and the capital can be reached by rail in as little as 41 minutes.
