Rarely does a residence grant every wish, but this home is special, with all you could want and more. It’s a property with real presence, on a peaceful, private plot, positioned in the wonderful village of Wollaston.
Within a small collection constructed in 2005, no.37 is perhaps the biggest, and arguably the best. The current owners say it’s the quietest location they’ve ever lived, and proximity to their preferred primary school is well provided for. They were first drawn to this house above all others due to its size, and their children have absolutely adored running around in it, with so much room to roam, even their own playrooms. The front playroom would work well as a home office or a sixth bedroom if needed, or maybe a cinema or gaming room. Space is available for each family member and for any activity. The luxurious lounge has a bay window to the front allowing sun to stream in, and a stone fireplace with log burner for wintry nights in with a film. Wiring for TVs is hidden, tidy and out of reach of small hands.
Spanning the back of the ground floor is the main living space, where high quality comes hand in hand with high style. Starting with the kitchen, it’s well thought out and wows from floor to ceiling, where appliances are Smeg, grey gloss cabinetry is extensive, quartz surfacing is substantial, and engineered wood flooring is lit by low-level lighting. The utility mirrors the kitchen’s style.
Being open plan to family and dining areas is suited to socialising, and for direct sight of the kids. Again offering versatility, it’s such significant space that you could host a banquet at a long table, serving after-dinner drinks to a snug where the play area is now. We like how the current dining space feels truly at one with the garden, especially with the bi-fold doors wide open, welcoming in more light. Planning was approved for glazing the back of the house, raising the ceiling and converting the garage into a larger utility area.
The square footage was stepped up when the loft was converted, creating a sumptuous master suite that feels like your own world, secluded from the rest of the house, with views over fields from the freestanding bath at the foot of the bed. There’s vast and varied storage, maximising every eave, and a separate en suite shower room too.
To the first floor, up the stairs past that amazing window, the second bedroom has space for a superking and some, plus two built-in wardrobes and an en suite shower room. There are three further bedrooms, each a double, two with built-in wardrobes. Four bathrooms, plus the cloakroom, make a big difference when everyone’s getting ready in the mornings, and the showers run from an oversized water tank so there’s more than enough hot water for the whole family.
Perfectly complementing the modernity of the interiors is the mature rear garden, where there’s plenty of privacy, a full-width patio and a good-sized lawn, pretty established planting, and trees including an apple tree to add to the quintessential English ambience. The frontage is very low maintenance, predominantly laid to a block-paved multi-car driveway. The double garage has first fix electrics ripe for the aforementioned conversion, and has been fully boarded for masses of storage, freeing the ground level for keeping cars under cover and away from the elements.
Whatever your interests, Wollaston is well facilitated between the county towns of Northampton and Bedford, close to the city of Milton Keynes by car, and within comfortable commuter access to London by rail. There’s a lovely community here, in a village that’s not too small, yet still showcases a peaceful, pastoral way of life. There are daily conveniences such as shops for topping up the cupboards, an array of takeaway options for an evening off cooking duties, a tearoom for breakfast, lunch and cream teas, sports clubs and a village hall for keeping active, and three pubs for a pint of Saxby’s Cider, which is made just down the road.
