Our guidance on the current Coronavirus Pandemic

In light of the relaxed lock-down rules for the property market, now we’ve had time to digest, here is our plan to keep everyone as safe as possible and get people moved.

Part 1: Matterport / Video Tour Viewings

We pride ourselves on innovation at JKEA, since 2015 we’ve been creating 3D Models of homes and much more recently have taken to preview walkthrough videos of properties, we’re working hard to ensure you have at least one or the other.

This will enable our team to carry out ‘Virtual Viewings’ as an initial step and so reducing the number of time wasting physical viewings.

It’s likely the “I didn’t realise the fourth bedroom wasn’t a double” feedback will be solved by a Virtual Viewing. They will be similar to the WhatsApp/Zoom Live viewings we’ve been doing but they will not require the seller to be present and the viewer can invite family members from other households to view the Virtual Viewing.

Our expectation is that from 4 Viewing requests, after 4 virtual viewings it’s likely maybe only 2 physical viewings will go ahead.

The Virtual Tours will also be a great solution for potential buyers who are still isolating and/or are worried about leaving home. We also feel consumer habits are going to change after this so proper virtual tours are a must in property marketing now in my view.


Part 2: Proceedable Viewings Only

If after a virtual viewing with your agent, the potential buyer is still keen to view & in a ‘proceed-able’ position i.e. their current property under offer or nothing to sell, we will arrange a physical viewing in line with our Social Distance Viewing procedures and Risk assessment which you can read below.

We will review the ‘Proceedable Viewing Only’ rule in line with current guidance and will discuss with our clients directly.

IMPORTANT: Occupiers are advised to ensure all personal/valuable belongings are out of site and safely secured away as due to the 2 meter rule, the JKEA Team Member will be unable to go into every room with the viewer.

IMPORTANT: If anyone in your property develops COVID-19 related symptoms, please let us know immediately so we can pause viewings on your property.

Please be assured we will always place both yours and our colleagues’ health and welfare above all other considerations and I hope that we can rely on your support as we discover the ‘new normal’.

Coronavirus (COVID-19) Risk Assessment (pre-viewing)

In order to view with us we reserve the right to ask you the following questions prior to viewing in order to conduct a safe and fair risk assessment of each viewing that takes place. 
The questions are as follows.


Are you, or any person, in your household currently self-isolating due to COVID-19?
Are you, or any person, in your household showing any symptoms of COVID-19?
Have you, or any person, in your household recovered from COVID-19?
Have you, or any person, in your household been advised by the NHS that you are classed as a vulnerable person?
Are you classed as an essential worker?

Coronavirus (COVID-19) Viewing Policy


Where the potential buyer & seller are happy for a viewing to go ahead, we will do our best to accommodate under very strict safety guidelines listed below:


  • We have asked all our clients to let us know if they or anyone living in their property develops any COVID-19 related symptoms and if so then all viewings will be ceased on their property until further notice.
  • The home occupier must not be present for the viewing, (possibly take advantage of your daily exercise!) and we ask that all internal doors & windows (if necessary) where possible are left open, to avoid the necessity of touching handles.
  • 2 people attending the viewing maximum, must be from the same household & must be the decision makers i.e. no children or relatives.
  • Viewers must confirm, prior to attending the viewing, that they do not have any COVID-19 related symptoms.
  • Viewers must wear a disposable face mask, feet covers & sanitise hands before & after viewing.
  • Viewers must not touch anything inside of the property, JKEA Team member will open any cupboards if possible and sanitise thereafter.
  • We will not shake hands, gloves or not.
  • The viewer must be in a ‘proceedable’ position i.e. their own property under offer or nothing to sell.
  • 2 meters social distancing must be maintained at all times.
  • JKEA Team members will anti-bacterial wipe all door handles before & after the viewing.
  • JKEA Team member will open the front door to the property and let the viewer lead the way, maintaining a 2 meter distance behind the viewer at all times.
